  1. Garage doors are a major appliance, which means that if something unexpectedly goes wrong then you can expect to pay a fairly sizable repair or replacement bill. Make sure that you have the garage door inspected so that if any work needs to be done, it doesn’t catch you (or your budget!) by surprise

 

  1. Garage doors are vital for making your next home energy efficient, both in the summer when your air conditioner is working hard, and in the winter when it’s your furnace’s time to shine. A poorly or non-insulated garage door, or an improperly installed garage door, will drive up your cooling and heating costs.

Make sure you either choose a home that has a secure garage door, or factor this into your cost-of-ownership and make it your top priority the moment you take ownership, but before you move in.

Make sure you look beyond the garage door itself and inspect all of the mechanisms, chains, springs, rollers, bearings, hinges and so on. As noted above, if you detect that repairs are needed, then you want to factor this into your offer or expected cost-of-ownership.

 

  1. Garage doors are an important part of your potential new home’s overall value and sales appeal. This factor may seem unimportant right now, since you’re looking to buy rather than sell. However, even if you don’t expect to change addresses again for years or even decades, it pays to think about this now. For example, ask yourself: “If I unexpectedly needed to sell this house, is the garage door going to add value and curb appeal?”
